2. Da Nang permits the conversion of crypto assets and USDT into VND at airports, golf courses, and resorts..
Da Nang has expanded Vietnam’s first regulatory sandbox framework for crypto-to-fiat transactions, allowing users to convert crypto assets such as USDT into Vietnamese Dong (VND) across 10 designated locations. Under this updated pilot program, conversion services using platforms like Basal Pay have been extended from 3 to 10 key tourist and commercial areas, including Da Nang International Airport, luxury resorts, and golf courses. The expanded scope greatly enhances payment convenience for international tourists and expats traveling between Da Nang and neighboring areas like Hoi An. To ensure financial security and regulatory compliance, strict limits are placed on conversion volumes, capping transactions at 1,000 USDT per trade and a maximum of 30,000 USDT monthly per account. This expansion marks a pioneering move by Da Nang in testing controlled digital asset solutions, fostering local tourism, and building a bridge toward modern fintech integration in Vietnam.

3. Proposal to Abolish the Registration Requirement for Apartment Sale and Purchase Contracts.
On October 22, the National Assembly reviewed the draft revised Law on Real Estate Business, proposing 22 fewer articles than the 2023 law. Key changes include eliminating registration requirements for apartment sale and purchase contracts, promoting electronic transactions, introducing digital identification codes, and decentralizing project transfer approvals to provincial authorities. The draft proposes cutting 4 of 12 administrative procedures, simplifying seven others, and reducing nine of 31 business conditions. It also introduces safeguards for the remaining 5% of contract payments. Reviewers called for clearer rules on future property sales, deposits, capital raising, and project transfers to protect buyers and state revenue.

4. Tapping the Southeast Asian visitor market.
Southeast Asia sent Da Nang nearly 600,000 international visitors in early 2026. Thailand is #1 with 225,062 visits (up about 23%), and the Philippines is #2 with 208,279. Flights are the key driver. Bangkok–Da Nang has 48 round-trip flights a week, and Thai Airways plans 2 flights a day from December 2026. Myanmar looks promising: no visa needed, and Yangon–Da Nang flights went from 2 to 4 a week. Seasonality and lost routes hurt. Philippine visits peaked in April then dipped, and Indonesian visits are stuck at around 5,000-6,600 a month since the Bali route stopped in May. The advice: promote more in the low season, build products for each market, and train staff on Muslim guests' needs (Halal food, prayer space).

5. The real estate market: prices decline across all segments, while transactions remain slow.
Vietnam’s real estate market faced continued pressure in Q3 2026, with approximately 92,004 transactions nationwide, down 8% quarter-on-quarter. Apartment and landed-house transactions fell 14%, while land transactions declined 6%. Rising inventory and weaker liquidity have put pressure on developers. Secondary-market prices have generally adjusted downward, although major cities remain expensive. Buyers are increasingly prioritizing legal transparency, convenient locations, completed infrastructure, affordability, and stable rental potential. Resort real estate is recovering more slowly, with demand focused on projects offering clear legal status and reputable operators. Overall, the market is becoming more selective, favoring properties with practical value and genuine demand.
