1. Da Phuoc International Urban Area (Sunrise Bay) restarts — 170ha, 55,000 billion VND.

Da Nang is bringing the Da Phuoc International Urban Area back onto its development roadmap after years of delays. Covering approximately 170.7 hectares with total investment of nearly VND 54.8 trillion, the project will be developed in three phases, with new implementation steps expected to begin in Q3 2026 and full completion targeted for mid-2033. The master plan includes around 4,481 low-rise homes, an entertainment area, schools, a general hospital, and 14 public service facilities, creating an integrated urban community along Da Nang Bay.

The project’s revival comes as Da Nang works to unlock stalled developments and improve the use of underutilized land resources. Key milestones include construction of low-rise housing from September 2026, completion of major infrastructure by Q4 2028, and full operation by mid-2033. However, actual progress will depend on resolving legal, planning, infrastructure, and market-related challenges.

2. Late land title transfer may be fined up to VND 6 million starting this month.

From August 31, 2026, new regulations on administrative penalties for land-related violations will officially take effect in Vietnam. Under these regulations, anyone who fails to register a change in land ownership (commonly known as transferring the land title or “red book”) after buying, receiving as a gift, or inheriting real estate may be subject to an administrative fine. The penalty for individuals ranges from VND 2–3 million, while organizations may be fined VND 4–6 million. In addition to the fine, violators are still required to complete the land title transfer in accordance with the law. These regulations are intended to improve transparency in land administration and protect the legal rights of land users. Therefore, after completing a property transaction, buyers are encouraged to transfer the land title as soon as possible to avoid penalties and ensure smoother property transactions in the future.

3. High-quality FDI supports ready-built factory and warehouse demand.

Ready-built factories and warehouses are expected to benefit from high-quality FDI, particularly from electronics, semiconductors, and logistics. In Southern Vietnam, occupancy rates for ready-built factories and warehouses reached 92% and 91.7% respectively in Q2 2026, outperforming industrial land at 76.3%. Their shorter setup time, lower upfront costs, and flexible layouts make them increasingly attractive to international manufacturers. The Southern market could add around 1.1 million sqm of ready-built factory space and more than 680,000 sqm of ready-built warehouses between 2026 and 2028.
However, attracting high-quality FDI requires more than competitive rental prices. Investors, especially from Europe and the US, are increasingly prioritizing strategic locations, transport connectivity, green infrastructure, renewable energy, emissions reduction, and efficient wastewater and resource management. Major infrastructure projects such as Long Thanh Airport, Ring Road 3, and the Dong Nai–HCMC waterway corridor are expected to strengthen regional connectivity. Meanwhile, HCMC, Dong Nai, and Tay Ninh are likely to take on increasingly distinct roles within the industrial supply chain.

4. Many Banks Reduce Lending Rates.

By mid-August 2026, several Vietnamese banks had launched preferential lending programs, cutting interest rates by up to 2.5% per year to ease financing pressures for businesses. MSB allocated VND 3 trillion for SMEs and household businesses, offering VND loans at least 1 percentage point below standard lending rates. Nam A Bank also reduced rates by 0.5–0.7% for production and business loans, while KienlongBank offered reductions of up to 2.5% depending on customer groups and loan terms. BVBank introduced a VND 2.5 trillion credit package with rates starting from 9.7% per year.
Major state-owned banks are also supporting priority sectors and SMEs through large-scale preferential credit programs. Agribank launched a VND 70 trillion package, while BIDV, Vietcombank, and VietinBank each announced VND 50 trillion packages, with lending rates at least 1 percentage point below their average rates for comparable maturities. These measures are expected to improve businesses’ access to capital and support production and economic growth.

5. Da Nang Strengthens Its Appeal to International Tourists.

Da Nang is strengthening its position as an attractive international destination, with growing interest from European, Russian and Southeast Asian travelers. Agoda ranks Da Nang among the most searched destinations by European tourists for the second consecutive year, while Traveloka identifies the city as one of Vietnam’s leading destinations driving Southeast Asian tourism growth. In Russia, searches for Da Nang increased 281%, while hotel bookings rose 155% during the first half of 2026. Attraction bookings for Sun World Ba Na Hills also increased 132% year-on-year. The city plans to expand digital promotion, airline partnerships and market-specific strategies to increase visitor spending, lengthen stays and encourage repeat visits.
