After a period of time when real estate is constantly “hot” locally, experts say that real estate has entered the cooling down phase but prices are still high. Maybe this is just a pause before entering a new increase in the price cycle.

The real estate market in 2022 has witnessed a paradox, while house prices are constantly setting new prices, liquidity tends to slow down. Caused by a serious lack of supply from projects, it has created an opportunity for a virtual fever of agricultural land and garden land to occur everywhere.

 

Currently, although the market, in general, shows signs of slowing down, projects with reputable investors still maintain high prices and trade regularly even though they seem quieter than before. The fact also proves that after a very short period of stagnation from 2011-2012, the market has continuously increased in price. After 10 years, real estate prices have increased sharply, even increasing nearly ten times.

 

Real estate prices have remained stable, but there is significant market demand, therefore means that eventually, prices will rise.

  • 2. The market saw a significant expansion in the real estate for lease category

 

The website batdongsan.com.vn has just released a market report for the first 6 months of 2022, in which it is noteworthy that the total number of searches for rental properties in the private market in May 2022 increased by 14% compared to the same period in 2021, with the two strongest growth types, which are offices and townhouses for rent, achieving growth and interest rates of 122% and 64%.

In the Da Nang market, townhouses for rent are also the type with the strongest increase in searches with 30%, other types such as apartments, houses, and offices for rent up 19%, 15%, and 14%.

 

It can be seen that rental real estate has been recovering extensively. This fact shows that the market that was hit the hardest by the COVID-19 epidemic has gradually regained its position in the context of the post-epidemic economic recovery.

  1. 6. Sun Group, VinGroup, BRG, IPH… landed in the new planning of Da Nang with a series of super projects tens of thousands of hectares

 

The latest information from the City Department of Construction. In Da Nang, many large corporations have proposed to study the idea of investing in 12 planning subdivisions of Da Nang.

 

According to this Planning Project, Da Nang will form two economic belts, including the northern belt is the belt of “high-tech industry and seaport – logistics”; the southern belt is the belt of “innovation and high-tech agriculture”. In particular, Da Nang urban area will form 12 functional subdivisions.

 

Ms. Huynh Lien Phuong, Director of Danang Investment Promotion and Support Department, said that investors are currently very interested in the implementation of the 12 subdivision planning. Each zoning plan will be associated with a series of large projects, creating a lot of momentum and development space for Da Nang.

 

IPPG was agreed by Da Nang to receive the idea of planning a hillside urban subdivision (about 2,729 ha). In addition, IPPG also proposed planning ideas for the Smart Urban Complex Project – non-tariff (about 850 ha) and proposed to finance the planning costs of the Airport Urban Zone.

 

Sun Group also participated in the idea with the project of a smart urban complex – non-tariff with an area of 1,110 hectares (under the Hillside Urban Subdivision). Sun Group also proposed to participate in research and investment in the Southwest riverside urban area of Cau Do Water Plant (about 50 hectares).

 

In addition to Sun Group, BRG Group also proposed to sponsor the idea of zoning an area of about 11,573 hectares and proposed to sponsor a master plan for spatial development in 9 southern communes of Hoa Vang, about 25,042 hectares.
