2. Which Real Estate Segment Will Shine in the Second Half of 2026?

Vietnam’s real estate market is expected to see a broader recovery in the second half of 2026, with several property sectors showing positive momentum. According to Savills Vietnam, Grade B and Grade C apartments (mid-range and affordable housing) are expected to continue driving market liquidity, supported by strong end-user demand. These two segments account for approximately 99% of the current apartment supply, making them the primary drivers of residential transactions. To remain competitive, projects will need more than attractive pricing. Clear legal status, quality infrastructure, reputable developers, and long-term investment value will continue to be key factors influencing buyers’ decisions. Beyond the residential sector, experts also expect industrial real estate to maintain strong growth thanks to continued FDI inflows. Commercial, office, and hospitality properties are also forecast to benefit from ongoing urban expansion, infrastructure improvements, and a more supportive legal environment. Overall, Vietnam’s real estate market is expected to experience a more balanced recovery in the second half of 2026, creating opportunities across multiple property segments.

3. Deputy Minister of Construction Speaks on Apartment Lifespan.

Vietnam’s Ministry of Construction has confirmed that the proposal for fixed-term apartment ownership has been removed from the revised Housing Law. Instead, apartment buildings will continue to be managed based on their structural lifespan rather than ownership duration. Buildings will undergo safety inspections after their designed service life—typically 50 to 70 years. If a building remains structurally sound, its use can be extended; if it is deemed unsafe, it must be demolished and rebuilt, with redevelopment funded by the building’s owners.
The draft law also introduces a new category of affordable commercial housing to improve market accessibility. Unlike social housing, these projects will offer more flexible unit sizes and development models while receiving government support to reduce costs. Developers will benefit from land allocated at official land prices rather than through auctions, while profit margins will be capped at around 15%. The Ministry estimates average selling prices of VND 40–50 million per square metre, significantly lower than the current market range of VND 70–100 million per square metre.

4. DIFF 2026 Sets a New Tourism Record for Da Nang.

Da Nang’s International Fireworks Festival (DIFF) 2026 delivered record-breaking tourism results, reinforcing the city’s position as one of Vietnam’s leading event destinations. Running from May 30 to July 11, the festival attracted more than 2.72 million overnight visitors, a nearly 45% increase compared to DIFF 2025. During the six fireworks nights alone, accommodation providers welcomed approximately 688,500 guests. On the final night, hotel occupancy in central districts and beachfront areas reached 95–98%, while citywide occupancy averaged 85%, with many beachfront hotels fully booked.
The festival also drove significant growth in air travel and international arrivals. On July 11, Da Nang hosted approximately 131,000 overnight visitors, including 52,400 international and 78,600 domestic guests. Throughout the festival period, Da Nang received more than 1,900 domestic and international flights, up 7% year over year, while the final two days alone handled 365 arriving flights. The strong tourism performance highlights DIFF’s growing role as a major economic driver, boosting hospitality, aviation, and the city’s international profile.

5. Vietnam Proposes Special Mechanism to Accelerate APEC 2027 Projects While Preventing New Violations.

Vietnam’s National Assembly Standing Committee is reviewing a draft resolution introducing special mechanisms to address legal and procedural obstacles affecting infrastructure projects for the APEC 2027 Summit in Phu Quoc. The proposal applies only to projects that had already begun construction before completing all required legal procedures. It aims to remove bottlenecks without legitimizing violations committed for personal gain, while ensuring that no new violations occur. Proposed measures include flexible procedures for land use, mineral extraction, planning adjustments, investment approvals, construction, and project acceptance, allowing work to continue in parallel with the completion of legal formalities to meet the APEC 2027 timeline.
