1. Da Nang’s Lang Van Mega‑Project Awakens After Years Of Dormancy.

After years of delay, the massive Vinpearl-led tourism and resort complex at Lang Van in Da Nang officially broke ground on June 22, 2025, launching the first phase over 512.2 hectares with an estimated investment of nearly ₫44,000 billion. Initially approved in 2008, the project was stalled due to legal procedures and land clearance, including relocating more than 120 households.

Construction is now progressing rapidly with road building and site leveling underway from Hai Van Pass to the Lien Chieu area. Designed as a world-class, low-density coastal city, Lang Van will feature luxury resorts, villas, hotels, parks, education, healthcare, and commercial zones — forming a strategic development hub in northwest Da Nang.

2. Hotels In Hoi An And Da Nang Have Unusually Few Rooms, why?
For weeks, Da Nang and Hoi An have experienced a severe shortage of available accommodation, with resorts, homestays, and villas reporting minimal vacant rooms. Despite online platforms showing availability, direct bookings reveal most establishments are fully booked, often months in advance, primarily by large tour groups from domestic and international markets.
This high occupancy, particularly in 5-star resorts, is unusual for this time of year, as it’s typically a peak season for domestic tourists, who traditionally favored budget lodging. However, post-COVID-19, there’s been a significant shift, with Vietnamese tourists now occupying high-end accommodations. Da Nang’s average room occupancy in June and July exceeded 80%, largely due to domestic visitors. The Da Nang Department of Culture, Sports and Tourism has urged stricter monitoring of third-party booking platforms to prevent overbooking and maintain service quality.

3. Land Law 2024 Has Only Been Effective For One Year — Why Does It Need To Be Amended?

Other issues include inconsistent planning across sectors, slow land allocation via auction/tender, difficulty selecting capable investors, and outdated state‑determined land pricing methods. 4. Over VND 1.6 Quadrillion Flows Into Real Estate, Ministry Of Construction Predicts Further Growth.
As of the end of May 2025, total outstanding credit for Vietnam’s real estate sector reached over VND 1.64 quadrillion, marking a 36% increase compared to the same period last year, according to the Ministry of Construction. Of this, nearly VND 518.8 trillion was allocated to urban development and housing projects, while office space projects received over VND 64.3 trillion. Credit for industrial parks and export zones reached VND 112.4 trillion, with additional funds distributed to tourism and resort developments (VND 57.3 trillion), and hotel and restaurant projects (VND 63 trillion). Loans for home construction and repair totaled over VND 123.7 trillion, while land use rights purchases reached VND 176.1 trillion.
The Ministry noted a notable loosening of bank credit flows into the real estate market, reflecting improving confidence from both banks and developers. Real estate lending is now being prioritized for socially beneficial segments such as affordable housing and worker accommodations. With Vietnam’s 2025 credit growth target set at 16% (around VND 2.5 quadrillion), further increases in property lending are expected, especially as low interest rates and government-backed home loan packages encourage homebuying among young people.

5. Da Nang To Have The Tallest Tower In Central Vietnam.
Da Nang’s municipal authorities have approved plans for a new landmark tower as part of the next phase of the “Da Nang Downtown” urban development project. The tower is slated to rise 70 stories, making it the tallest building in Central Vietnam. Developed by a subsidiary of Sun Group, the project is located in the Asia Park area, southeast of the Memorial Square. With an estimated height of approximately 408 meters, the tower would also become Vietnam’s second tallest building, trailing only Landmark 81 in Ho Chi Minh City.
This skyscraper is part of Da Nang’s strategic development vision for 2023–2030, focused on transforming the city into a modern, sustainable urban center and tourism hub. The tower will integrate commercial, entertainment, residential, and cultural facilities, complementing the city’s broader goals of enhancing high‑quality tourism and smart‑city initiatives. If the project proceeds as planned, it is expected to be completed by 2035.
